In short:

Police investigating a missing person report have found what they believe are human remains near a home in Sydney's north-west.

The 39-year-old man had been reported missing by his family on Thursday who provided information to police that lead them to an address at Glenorie.

Three people are in custody, two men and a woman, and no charges have been laid.

Three people have been arrested after police discovered suspected human remains near a home on the outskirts of Sydney's north-west.

Just after 11:30am on Friday, NSW Police went to a property on Gleness Place, Glenorie, as part their investigation into a missing man.

The 39-year-old had been reported missing by his family on Thursday night, who also provided police with information that lead them to the rural area.

Detective Superintendent Naomi Moore said that while officers were canvassing the property they found what they believed "with a level of confidence" to be a body in a paddock about 200 metres from the house.

She said items were covering the body hampering their ability to confirm if they were human remains, adding the man may have been missing for a couple of days.

Two men aged 24 and 34, and a 35-year-old woman have been arrested over the incident which is being treated as "suspicious".

"At the moment, there's two males and a female ranging in their 20s to 30s, that all come from an address in that street," Detective Superintendent Moore said.

"Police believe [they] have some connection to the missing person that we were looking into, and that we believe can further our inquiries."

No charges have been laid so far, with Detective Superintendent Moore saying "it was too early to suggest that".

Forensic officers were on their way to the crime scene which has been set up in two locations — at the house where those arrested live and where the body was found.

'Super quiet' and 'safe' area

Brett Middleton has lived in the semi-rural location for about four years.

The area is home to horse properties and orchards, with Mr Middleton describing it as "super quiet" and "safe", where people walk at night and keep to themselves.

"It's a bit of a shock, you don't expect it on your own area. You don't expect it on your own area … you always want to wish and hope that whoever it was was not met with horrible situations," he said.

"You want to think about the family ... I think those are the most important things we should be thinking about."

He said locals had received a note in their post boxes saying they should contact police if they had any information.

Long-term residents Rodney and Joy Bell heard helicopters flying in the area in the morning but assumed they were doing mapping. It wasn't until a call from their daughter hours later that they became aware of the "gruesome" news.

They said that apart from a "bit of rubbish dumping" the area had never experienced an incident like this in the 53 years they had lived there.

"I'm sure it's not connected with anybody in this area, it couldn't possibly be, they are lovely people," Ms Bell said.

"Is the area going to change? Or are these people out of the area and came here to do such a ghastly thing? It's just creepy."

Investigations are ongoing.
